SvizRevenue applies a scientific method to revenue management: set concrete targets and monitor real performance.

How It Works

  1. Set Monthly Target: load historical series and define a realistic target based on them (e.g., average of the last 3 years adjusted for the estimated inflation rate for the current year).
  2. The System Calculates: Average starting Rack Rate based on set discounts, target ADR, Historical weekend variance, Estimated Room/Nights based on seasonality.
  3. Monitor Performance: frequently load the forecast file and study the demand and revenue variation indicators.
  4. Adjust Prices based on Occupancy, Booking Window and Seasonality.

The monthly target is not a rigid constraint, but a dynamic reference. What's important is to frequently update prices as demand changes.

Fast and Smart Pricing

The system guides you in setting prices with the Starting Price: after setting a revenue target, the system gives us a Target ADR to reach it.

Price Formula

For example, if the target ADR is €150.00 and we've set an average discount of 30%, the starting price (Rack Rate) will be: 150.00 / 0.7 = €214.29

Key Indicators

ADR Projection

Average Daily Rate of rooms booked from today to the end of the month.

ADR Target

The Target ADR calculated by dividing the difference between the revenue forecast and revenue up to yesterday by the remaining Room/Nights (how much needs to be earned per room sold to reach the monthly target).

Automatic Loading

SvizRevenue's most important function: load your PMS data in a few clicks and the system automatically updates all indicators.

How It Works

  1. Upload the file: Excel or XML exported from your PMS
  2. Select the sheet: choose which sheet contains the data (if Excel)
  3. Data preview: verify that the data is correct
  4. Map the columns:
    • 📅 Date
    • 🏨 Booked Rooms (rooms now)
    • 💰 Daily Revenue (daily revenue)

The system automatically updates: 365-day forecast, monthly indicators, ADR, occupancy, and all future projections.

Historical Data and Comparisons

The Historical Series Table automatically stores data from previous years, allowing you to make long-term comparisons and analyses.

How is Historical Data Populated?

Automatic Update:

Every time you use the "Update Data" function, data up to yesterday is recorded in the "Historical Series" table which:

  • ✓ Maintains daily data and indicators from previous years up to 3 years (plus the current year).
  • ✓ Automatically calculates month-over-month indicators
  • ✓ Automatically calculates year-over-year indicators

First Load

At first use you can load historical data in two ways:

  • From Excel/XML: upload files from previous years using the upload function
  • Missing Data: if you don't have historical data, manually enter monthly revenue from previous years
  • Manual Edit: you can always correct or integrate historical data from the table

Historical data is essential to estimate future revenue targets.

Events and Notes Management

Mark important events and operational notes directly in the dashboard to never lose the context of your performance.

Events

What they are: concerts, fairs, exhibitions, events in your area

Why they're important: they explain demand peaks and revenue variations.

Notes

What they are: operational annotations, decisions made, strategies applied

Why they're important: historical memory of your revenue decisions.

Strategic Use

Events and notes are maintained in the historical table, allowing you to:

  • Compare performance from the same period in different years
  • Understand the impact of events on revenue
  • Replicate winning strategies
  • Avoid mistakes already made

💡 Tip: Always mark important events, even months in advance. They'll help you understand variations when comparing historical data.

ADR Alert System

The system alerts you when current prices are too high to reach your target

⚠️ When Does the Alert Trigger?

When the Target ADR is higher, for one or more months, than the average ADR of booked rooms (ADR Projection).

💡 Important: The current market has a downward curve, which is why you need to start with high rates, especially if you have few rooms! But if you're doing your job well, varying prices frequently based on demand, trying to sell at the highest possible price, the real risk becomes applying a rate that's too high!

The system allows you to correct course in real time! The comparison between Target ADR and ADR Projection shows you in real time the possibility of lowering or raising prices based on the Revenue Target.
